Its important to understand the site preparation and topography of a lot for the ideal location to set the foundation of the new residence. Some of the questions to be asked are:
- Will I need to rock hammer a rocky/steep building site to locate the home in the ideal location?
- Is the house accessed via steps or at grade?
- What views do I want to capture and why?
- From which floors/rooms do I want to enjoy the views in each direction?
- What is the Sun/Solar chart like year round? How do I capture natural light in the home year round?
- Is it possible to have Solar Panels for all or part of the electricity of the home.
- Is there a need to remove trees for building and or to capture views - is that allowed?
- What is the ideal location of the Septic System? - ( hint; not always where the septic designer wants to put it.)
- Is there power and water close by and where is it located on the site with consideration to the setbacks for the well and residence or if the lot is served by Town Water and what are the costs associated with hook up?
- Is there a transformer set by the local power company and do you need a 200 or 400 amperage service?
- What are the additional things to consider like staging for building supplies and storage of materials?
The beginning of a project is the most important time to think of the big picture and logistics of a new residential design but also for a renovation.
